The listing says

“Energy class D”

Stegi found

The window frames in the photographs are wooden, split into many small panes by thick vertical bars. Almost certainly single glazed. Class D is not a letter in a field: it is the shell of the building, and changing it is not cosmetic work.

One real listing

A detached house of 265 m² in Paiania, 2,000 € a month.

The report was built from a PDF print of the page and nothing else. It found nine things the listing did not say. Here are four.

Transport

The listing says

“direct access to public transport”

Stegi found

The nearest station is Παιανία–Κάντζα (Paiania–Kantza), roughly 3 km to the northeast, inside the central reservation of the Attiki Odos motorway. Trains towards the airport run about every 36 minutes. Door to door to Syntagma: 60 to 70 minutes.

Basis: the area the listing gives and the published headways for the line.

Bathroom

The listing says

“an ideal choice for families”, 4 bedrooms

Stegi found

One bathroom and one WC, in two separate fields that are hard to notice together. In the photograph: a bath with a hand shower, no screen, no mechanical ventilation, no radiator. In a class D house, this is the cold, damp room.

Floor area

The listing says

“265 m²”, 8 €/m²

Stegi found

The same description mentions a χαγιάτι (covered veranda) of 80 m². If that is counted inside the 265, the enclosed space falls to around 185 m² and the real price rises to 10.8 €/m². A 35% difference in the very figure being advertised. The listing does not settle it: it has to be asked.

Negotiation

The listing says

Published on 8 June. On the day of the report, 59 days on the market. How long a property has been sitting is one of the few things that count in a negotiation, and it appears nowhere on the page.

Basis: the publication date in the page's metadata.

And five more: furnishing declared nowhere, square noise against single glazing, a car made compulsory by tolls, kitchen and bathroom fittings 25 to 30 years old, a 700 m² garden somebody has to water.

    The content comes from you. If you send a link, we keep it as a reference and ask you for the content.

  • We never comment on the people of an area

    Noise, distances, infrastructure and the building. In physical terms, nothing else.

  • When we don't know, we write that down

    One confident claim that turns out wrong about your home costs more than ten honest “unknown”s.

  • This is not legal advice or a certified valuation

    Nor a structural engineering opinion. For anything that needs a stamp, you need an engineer, a lawyer or a certified valuer.
